A lovingly restored three bedroom stone water mill for sale in Figueiro dos Vinhos in Central Portugal. The mill was restored a year ago and all original features have been retained and enhanced. The mill, which is set on a plot measuring approximately 390 square metres, has many traditional features and has been restored to a high standard with all modern conveniences installed.
The mill measures approximately 190 square metres of construction and currently there is an extension is being built. This extension is to expand the living accommodation providing a large living room with fireplace and direct access via glazed, wooden patio doors to the garden.
The mill has 50 centimetre thick stone walls, which have all been re-pointed and are in good condition. The mill is set over two floors and briefly comprises:
Ground Floor: The main entrance door, which has a traditional style porch roof with wooden timbers, is located to the side of the mill. The entrance door, which is constructed in wood with wrought iron furniture, has an eye level viewing window with shutter.
The main entrance leads directly into the living room, which has two sets of patio doors which lead out the garden, and a wooden beamed ceiling. There is a feature corner fireplace with wooden mantel piece and there are exposed stone walls.
The living room is open plan in design with the kitchen and diner. The kitchen is a double aspect and has built in base units with wooden doors. The work surfaces have been tiled to match the floor coverings. There is a double marble sink and the kitchen also has exposed wooden beams.
Off the living room there is a hallway, which has exposed stone walls and a tiled ceramic floor. There is a partially tiled bathroom with a feature stone sink unit and supports and a purpose built bath. The staircase to the first floor is tiled and has a feature exposed stone wall.
First Floor: The staircase leads to a hallway with a wooden floor, wooden beamed ceiling and a window with views over the garden. This hallway also has floor to ceiling built in wooden wardrobes, and leads to three bedrooms. One of the bedrooms is double aspect and has a patio door which opens out to a 'Juliet' style balcony which over looks the village. This bedroom has a wooden floor, exposed stone walls and a wooden beamed ceiling. The other two bedrooms also have wooden floors, ceilings and internal shutters.
To the front of the mill there is a spacious covered dining area with a wooden beamed roof. This covered dining area has a built in barbecue and bread oven and overlooks the garden and can be accessed either from the living room or from the side of the property.
The property has been lovingly restored with attention to detail. The roof, which has been replaced and insulated retains the character of an older property as all of the original tiles have been re-used. all the windows, frames, external and internal doors have been constructed in wood. The original stone work has been re-pointed and exposed inside to create a cosy cottage atmosphere. The cottage has central heating installed as well as a water heater.
The property was originally a water mill and remnants of it's use still remain. There is a stone water-run which has been re-pointed and provides a unique water feature. There is a stone built font, which is fed by the water-run. ideal for cooling off in the summer.
The mill has approximately 390 square metres of land which is located to the front of the property. The land is flat and grassed and some young fruit trees have already been planted. At the extremities of the property's land there is a stream, which fed the water-run, though this is not included within the sale.
The mill is located in the small village of Aguga in Central Portugal. The village of Aguda has a mini-market, pharmacy and a cafe. The larger town of Figueiros dos Vinhos is seven kilometres away from the property.
Figuerio dos Vinhos has a supermarket, shops, cafes, restaurants, tourist information, river beach, health centre and library. The house has stunning views across the valley. The IC8, east west dual carriageway, is a five minute drive from the property making it easy to locate from either Lisbon or Porto airports.
The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is approximately 40 minutes by car.
The house is approximately equal distance to both Lisbon and Porto airports, both of which are serviced by low-cost airlines, which fly regularly from the United Kingdom. Driving times to these airports is around two hours. |
