A two bedroom house with a one bedroom cottage for sale close to Tomar, central Portugal. The property, which is set on a plot measuring 1,400 square metres, is easily accessible and is connected to both mains water and electricity. The house and the cottage are semi-detached and are both set over two floors, though the living accommodation of both is currently only on the first floor.

House: The house has wooden framed windows with some integral shutters and some internal wood shutters. The main entrance to the house is via an exterior concrete staircase. There is a part-glazed aluminium door which leads into an entrance hallway with a tiled floor. Off this hallway there is a living room, which also has a tiled floor. The living room has a central stone fireplace. The house has two bedrooms, both of which have tiled floors. One of the bedrooms has a set of built in wooden wardrobes.

The bathroom is partially tiled and has a bath with shower above, toilet, bidet and pedestal sink. The kitchen has some base level and eye level units though does require a some modernisation work. Off the kitchen there is a 'marquise' sun room which leads out to the back of the house and the garden. There are several storage rooms to the ground floor of the house, though these do not have the required 'head room' to be converted into additional living space.

Cottage: The main entrance to the cottage is also via an external concrete staircase. The main entrance door is also part-glazed aluminium framed and leads into the living room. The living room has a wooden floor and ceiling and a built in wooden display cabinet to one corner. Off the living room there is a bedroom, which has a wooden floor.

There is a rustic style kitchen off the living room, which has a wooden floor and a large, traditional style fireplace. Off the kitchen there is a covered terrace area which leads out to the garden. The cottage also has several storage rooms to the ground floor which do not have sufficient head height for conversion into additional living space.

The property is set on a plot measuring 1,400 square metres of land. This land is terraced and has a large amount of mature fruit trees including orange, fig, Nespera, Olive and peach as well as a good variety of mature grape vines. The property has a gate driveway and is in an elevated position above the road through the village. There is ample parking for vehicles on hard standing.

The property is situated in the village of Alviobeira, which has several cafes and a small shop within walking distance. There are neighbouring properties around, though do not affect the privacy of the house and cottage. The historic town of Tomar is around 10 minutes drive from the property. Tomar is home to the UNESCO listed Convento do Cristo, which was constructed by the Knights Templar in the 12th century. Tomar is a popular and bustling market town with a variety of supermarkets, shops, cafes, restaurants, bars, schools, banks, pharmacies, hospital, health centres, sports centres and bus and train station.

The closest airport to the property is situated at Lisbon, which is around one and a half hours' by car. Lisbon airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
