A carefully restored four bedroom house with self contained two bedroom cottage for sale close to the market town of Alvaiázere in central Portugal.

 

The property, which measures 163 square metres of construction, is set on a plot measuring 1,808 square metres. The property, which has been fully restored is connected to mains water and electricity and has 'Ground Source' heating system installed throughout.

 

The property has stone window and door surrounds with wooden framed windows to the main residence and aluminium framed, double glazed units to the cottage.

 

The current owners have restored to the property to include as many original features as possible including exposed wooden ceiling beams and decorative wooden ceilings.

 

The property is situated in a peaceful area with stunning views over the countryside and to the Serra da Alvaiázere. The property has a variety of mature trees and shrubs including walnut, peach, pear, orange, lemon, plum and Nespera.

 

The property is situated on a plot measuring 1,808 square metres and the garden immediately surrounding the house has been landscaped with a variety of shrubbery and patio areas.  The property briefly comprises:

 

Main House: The main house measures a total of 126 square metres of construction and is set over three floors. The house has been restored sympathetically by the current owners to ensure much of the original features remain.

 

Ground Floor: The main entrance to the house leads directly into an open plan living room and kitchen. This room is treble aspect and has two sets of part glazed patio doors with internal wooden shutters, which lead out to the front of the house.

 

The flooring of this room is traditional style ceramic tiles and there are exposed wooden beams to the ceiling. There is a log burning stove to one corner of the living room and the walls behind have been decorated with hand painted traditional tiles. There is wooden staircase within the living room area which leads to the first floor accommodation.

Off the kitchen there is a pantry and partially tiled shower room. The pantry has storage shelves and room for a large fridge freezer. The bathroom has a shower, toilet and pedestal sink.

 

First Floor: The staircase leads into a spacious landing area which has a wooden floor. The original large fireplace has been retained and has been turned into a cosy snug on the landing area. There are four bedrooms to this floor, all of which have wooden floors and decorative wooden ceilings. One of the bedrooms is double aspect and has a set of part glazed patio doors which lead out to a private stone staircase at the side of the house.

 

There is a family sized bathroom, which has been fully tiled. The bathroom has a bath with shower above, toilet, bidet and marble topped vanity unit with storage beneath.

 

Off the landing area, behind a wooden door, there is a wooden staircase leading to the attic. The attic has been converted in a useful open plan room with wooden floorboards.

 

There are gable end windows to either end of the attic as well as a 'Velux' style roof window. There is a wooden guard rail around the staircase and exposed wooden beams to the roof. At present the attic is being used for storage purposes, but could be easily used as an additional fifth bedroom or games room.

 

There is a covered dining and laundry room, complete with build in barbecue and bread oven off the landing area. This dining area was original open sided, but has been closed in by the present owners to provide a dual functioning room. This room is treble aspect and has two exterior access doors, one of which leads to a stone staircase at the front of the house. The second door leads out to a patio area at the rear of the house.

 

Cottage: The cottage is also set over two floors and is fully double glazed. The cottage, like the main house has central 'Ground source' heating system. The cottage is accessed via an external staircase. A covered portico with a wooden beamed roof leads to the entrance door.

 

First Floor: There is an open plan, treble aspect living room and kitchen. This room is spacious and light and has a set of full glass patio doors which lead out to a covered veranda at the front of the cottage. This veranda has a tiled floor and a stone staircase leading to the garden at the front as well as good, uninterrupted views over the countryside and to the Serra da Estrela.

The living room kitchen has a tiled floor and a wooden ceiling. There is a raised stone platform on which sits an ornate log burner. The kitchen area of the room has a granite work surface with tiled splash backs. There is a double stainless steel sink and drainer as well as tiled splash backs. A tiled faced staircase leads to the ground floor accommodation.

Ground Floor: There are two double bedrooms to the ground floor of the cottage, both of which have ceramic tiled floors. One of the bedrooms is double aspect and has a built in wooden wardrobe. There is a fully tiled bathroom with a shower, toilet, bidet and marble topped vanity basin with storage cupboard beneath.

Workshop/Annex: Within the garden there is a two storey storage workshop which has been converted from a former lime kiln. The first floor of the workshop, which due to the position within the hillside appears as ground level, is circular and has stone walls. This room has a glazed roof window and electricity. The ground floor of the workshop/annex has a separate entrance and is currently being used as a wine cellar. The walls of this room are also circular and of stone. The roof of the workshop has been landscaped by the current owners with gravel and shrubs and it blends seamlessly into the landscape.

Swimming Pool: To the rear of the property there is a circular swimming pool, which measures 4.5 metres in diameter and 1.2 metres in depth. The swimming pool has a paved patio area surrounding it with a selection of sitting and sun bathing areas.

The property has a in and out driveway which is partially paved and provides ample hard standing parking. There is also covered parking areas for two vehicles which are surrounded by mature shrubs.

Both the house and the cottage are centrally heated utilising a combined 'ground source' and electricity system. Some of the windows within the house and cottage have special mosquito nets fitted. There are two satellite systems installed and will remain with the property upon the sale.

 

The property is situated close to the market town of Alvaiázere in central Portugal. The house is set back from a road and although there are neighbouring properties around, it retains an air of privacy due to it's elevated position and established trees and shrubbery.

 

Alvaiázere is approximately five minutes drive from the property and there are a variety of cafes, shops, several supermarkets, banks, pharmacies, health centre, municipal swimming pool, library and schools. The Serra da Alvaiázere, which dominates the landscape, is a short drive from the  property and affords stunning views across the whole landscape.

 

The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is only 25 minutes drive from the property. Tomar is a popular and bustling town which attracts a great deal of tourists each year to marvel at the 12th century Knight Templar castle. The town also has an attractive historic centre with cobbled streets, a range of well tended parks in addition to an art gallery, museums, bowling alley, cinema, shops, supermarkets, university and hospital.

 

The closest airport to the property is situated at Lisbon, which is approximately one and three quarter hours' by car. Lisbon airport is serviced by several low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
