A substantial luxury detached villa for sale close to Tomar in Central Portugal. The villa, which measures 425 square metres of construction, is set within private, walled grounds of 3,500 square metres.
The villa was built to a very high standard and has a dual fuel central heating system The gardens are landscaped with lawns, traditional marble cobbled paths and mature palm, olive and orange trees. The garden has an automatic irrigation system which is fed by a well on the land.
The gardens are completely walled with electronic entrance gates to the front of the villa leading to a cobbled drive way. The villa, which is set over two floors, is fully double glazed with internal oak shutters, briefly comprises:
Ground Floor: The main entrance of the villa has a traditional style portico with stone pillars. The main entrance leads into a large double height hallway with a polished cobble floor with a Templars cross design. The walls of this entrance hall have been partially tiled (to dado rail height) with hand painted traditional tiles. There is a stone face staircase, with oak spindles and balustrade, which leads to the first floor off the entrance hall.
The living room, which is double aspect, is accessed off the hallway via a set of double, part glazed wooden doors. The living room has a tiled floor and a large stone, central fireplace. There are two sets of patio doors, both with internal Oak shutters, which lead out to the front and side of the villa. There is a large stone archway which leads through to a spacious double aspect dining room.
The dining room also has a tiled floor and a set of patio doors, with internal oak shutters, which leads out to a covered terrace with colonnades to the rear of the villa. The dining room has two feature stone faced display recesses, which have spotlighting. The dining room can be accessed either by the living room or via a part glazed wooden door from the hallway. It can also be accessed via a set of double set of part glazed wooden doors which lead into a large 'American' style kitchen diner.
The kitchen is located to the rear of the villa and has an exterior access door which leads out to a covered terrace with colonnades. The kitchen is large (49m2) and fully fitted with a wide selection of base and eye level oak units and granite work surfaces. There is a large oven, hob, dishwasher and extractor fan. Off the kitchen there is a large utility room which has a tiled floor. There is also a spacious pantry, accessed off the kitchen, which has been shelved.
There is a spacious cloakroom to the ground floor, which is accessed off the entrance hallway. This cloak room is fully tiled and has a double vanity unit with a marble top and wooden storage cupboards beneath. There is also a toilet to the cloak room. Adjacent to this cloakroom there is a bar. This room has partially tiled walls (hand painted tiles) and has a large brick archway which leads into an entertainment room. The bar has a serving balcony, constructed in stone with a oak top. Behind this serving balcony there is a sink with drinks preparation area in granite. The current owners have used this room for playing snooker. Off the entertainment there are two further rooms, both of which do not have windows. One of these rooms has been utilised for storage purposes and the other has been used as a children's play room.
First Floor: The stone faced staircase leads to a large landing area, which has a tiled floor and partially tiled walls. Off this landing area there are three double bedrooms, all of which have polished wooden floors and built in wooden wardrobes. One of these bedrooms has a set of patio doors, which lead out to a private covered balcony at the side of the villa.
There is a master suite to this floor. The master suite has a walk in dressing room, with built in wooden wardrobes and a polished wood floor. The en-suite bathroom is accessed from this dressing room. The bathroom is fully tiled and has a bath as well as a marble topped vanity unit, toilet and bidet. There is a shower fitment above the bath. The master bedroom has a polished wood floor and is double aspect. There is a family sized bathroom to this floor. The bathroom is fully tiled and has a corner, hydro-massage bath as well as a vanity basin, toilet and bidet. There is a large entertaining room to this floor, which is accessed off the landing area via a set of part glazed double wooden doors.
This entertaining room is double aspect and has two sets of patio doors, with internal wood shutters. The patio doors lead out to a spacious terrace which has good views over the villa's grounds and countryside beyond. There are television and telephone points within this room.
Garage: The villa has a detached double garage, which has electric, automatic 'up and over' doors. There is a spacious undercover parking area in front of the garage, which could accommodate up to three reasonably sized cars. |

Annex: There is a detached one, storey annex within the grounds of the villa. The annex has several independent rooms as well as living accommodation. There is a large kennel area, which has been constructed to accommodate a large dog, though the current owners are using this kennel area to store logs. One of the rooms of the annex houses all the machinery for the swimming pool.
There is a rustic style kitchen, which is fully tiled and has a tiled floor and partially tiled walls. There is a large, traditional style fireplace to one corner and fitted, wooden eye level units as well as a sink and hob. There is a bedroom, with an entrance lobby with a tiled floor. Off this lobby area there is a fully tiled bathroom with a corner shower cubicle, toilet and wash basin. There is an open fronted dining area with a built in barbecue and bread oven. This dining area also has a food preparation area with granite work surfaces.
Swimming Pool: The swimming pool is a concrete construction with mosaic tiled finish. It measures 11 metres by 7 metres and has a diving board installed. It runs on an automatic chlorine filtration system and has a 'robot' vacuum.
Tennis Court: There is a full sized tennis court within the grounds of the villa, which is completely fenced. The tennis court has a tarmac surface and the court has been market.
Gardens: The villa is set on a plot measuring 3,500 square metres and is completely walled with a selection of mature palms, olive and fruit trees. The property has a bore hole and a well on the land. There is a gazebo sitting area at the far reaches of the villa's grounds, as well as a garden store room.
The property is situated in the small village of Carvalhal Pequeno and is within walking distance of several shops and cafes. The property is easy to locate and is around 15 minutes drive from the popular town of Tomar, which is home to the UNESCO listed Convento do Cristo.
Tomar has a wide variety of shops, cafes, restaurants, health centres, pharmacies, sports centres, swimming pools, bowling alley, cinema, historic monuments, bus and train station and parks. The property is around one and a quarter hours' drive from the closest airport which is located at Lisbon.
