A substantial farm with self contained entertainment suite for sale close to the historic town of Tomar in Central Portugal. The farm, which has land measuring 12,400 square metres, is located on the edge of the village of Castelo Novo and has a secluded position.
There is a gated driveway, which sweeps up to the the farmhouse. The farm has a substantial amount of construction measuring a total of 967.5 square metres and includes an entertainment suite.
The farm house has electric central heating and has bee pre-installed for air conditioning as well as having an alarm fitted. The property, which has landscaped gardens surround the farmhouse, briefly comprises:
Farmhouse: The farm house, which is set over one floor, has wooden windows and frames with traditional Portuguese shutters. The window and door surrounds are stone.
To the front of the farmhouse there is a covered veranda, which can be accessed either internally or externally via a set of stone stairs. The main entrance to the house is located to the side of the building. This leadings into a spacious entrance hallway, which has a tiled floor. The walls of the entrance hallway have been decorated with traditional hand painted blue and white tiles. Off the hallway there is a kitchen, which has a selection of base level wooden units with a marble work surface. The kitchen also has tiled walls and can be accessed for a secondary hallway which runs the depth of the house.
This secondary hallway has a tiled floor and a set of part glazed patio doors which lead out to the covered veranda at the front of the house. Access to the living room is off this hallway via a set of part glazed wooden doors, which slide open into the walls.
The living room is spacious measuring 32 square metres and has a tiled floor. There are two sets of part glazed wooden patio doors which lead out to the veranda at the front of the house. There is a central stone fireplace and hand painted tiles to the lower half of the walls.
Off the living room there is access to a bedroom suite. The bedroom suite has a tiled floor and an en-suite bathroom. The en-suite bathroom has partially tiled walls and a bath with shower above as well as a pedestal sink, toilet and bidet.
There are three further bedrooms, all of which are en-suite. All of these bedrooms have tiled floors. One of the bedrooms, which measures 18 square metres, is double aspect. This bedroom has built in wooden wardrobes.
Swimming Pool: To the side of the house there is a large (10 metres by 4 metres) swimming pool. This swimming pool has been constructed in concrete and finished with mosaic tiles. The swimming pool and sun bathing area is raise and is accessed via a stone faced staircase. There is a low, wrought iron fence surrounding the swimming pool and plenty of space for sun loungers.
Annex: Adjacent to the farmhouse there is single storey annex. This annex is connected to mains water and electricity. The annex has been divided into two self contained units. The first is accessed via a set of double metal doors. These lead into a living room area with a tiled floor. To one end of the living room there is a bread oven and fireplace. To the opposite end of the room, through a brick archway, there is an adega, which was traditionally used for making and storing wine. The adega has a tiled floor and still houses the original wine making vat. There is also a partially tiled bathroom off the living room. The bathroom a pedestal sink, toilet and bidet.
The second of the annexes units comprises an entrance vestibule with a tiled floor, a spacious bedroom with a tiled floor and wooden ceiling and a bathroom. The bathroom has a corner shower, pedestal sink, bidet and toilet.
There is a storage room adjoining this annex, which has been used for storing logs and garden equipment. At the end of the annex buildings there is an open sided car port. The carport, which has a tiled roof, could accommodate up to four vehicles.
Entertainment Suite: The farm also has a detached entertainment suite, which has in the past been utilised for large parties and weddings. The entertainment suite consists of several rooms and there is a large (146 square metres) hall. This hall has a tiled floor and wooden beamed roof with exposed kingposts. To one end of the hall there is a central fireplace, with feature stone clad wall. Access to this hall is via a set of part glazed double wooden doors. |

Off the hall there are male and female bathrooms with a combined washroom area. This washroom has a double vanity sink with marble tops and an integral mirror above. There is a fully equipped kitchen with stainless steel equipment and work surfaces. The kitchen is fully tiled and has an exterior access door, which leads out to the rear of the entertainment suite. Garage: Opposite the entertainment suite, there is a large garage, which has a concrete floor. This garage is set over one floor and has been utilised as an over flow to the entertainment suite. The garage has an up and over electric door, with a concrete beamed roof. Farm Storage Building: Beneath the garage there is a large storage building, which is accessed from the rear. There is a vehicle access door and it is utilise for storing farm machinery. Within this building there is a refrigeration room, which is fully tiled, a toilet and lockable storage room. The farm has land measuring 12,400 square metres. The land closest to the farm house is landscaped and there is a wide variety of mature shrubs and fruit trees including bougainvillea. The driveway of the house has been laid using traditional marble setts as have pathways through the garden. There are wrought iron lamp posts immediately around the house. To the front of the farm house there is a large fish pond, which has a number of mature Koi Carp. The majority of the farm's land is set to agriculture with mature olive and fruit trees including lemon, orange and peach as well as a number of mature grape vines. The farm is situated in a secluded position and has good views over the countryside.
The farm is located on the edge of the village of Castelo Novo, where there is a cafe. The larger town of Serra, which has several cafes, restaurant, butchers, bakers, post office, bank machines, builders' merchants, pharmacy and school, is approximately five minutes by car.
The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo - once the southern European headquarters of the Knight Templars, is approximately ten minutes drive from the farm. Tomar has several supermarkets, bus and train stations, schools, university, health centres, pharmacies, banks, shops, restaurants, library, cinema, bowling alley, sports centres and art galleries.
Castelo do Bode lake, which is Portugal's second largest reservoir, is a short drive from the property. Castelo do Bode is a popular location for all kinds of water sports including swimming, water skiing, canoeing, fishing, sailing and scuba diving.
The closest airport to the farm is located at Lisbon, which is approximately one and a half hours' drive. Lisbon airport is serviced by several low cost airlines, which operate regular flights into and out of the United Kingdom. Lisbon airport can be reached by car, bus and rail. |
