Property Description

A two bedroom restored stone farmhouse with detached stone cottage and land for sale near Ferreira do Zęzere, central Portugal. The property, which is connected to mains water and electricity, comes with 5,040 square metres of land and is situated in a quiet location with good views of the surrounding countryside.

The main cottage, which has been constructed in stone, has been restored, though the second cottage does require renovating and is ideal for someone who is looking for a property with which to earn an income. Set in a peaceful location the property is only around five minutes drive to the nearest cafe and mini-market and around ten minutes drive from the popular and bustling town of Tomar.

Main Cottage: The main cottage is set over two floors and is constructed in stone with stone window and door surrounds. The main entrance to the cottage, a wooden 'stable' door, leads directly into the kitchen. The kitchen has a tiled floor and a traditional style wooden ceiling. There is a good range of built in base and eye level units with tiled splash backs. There is an Aga range in situ which provides heating to the room as well as to two radiators within the house. There is an integrated oven and ceramic hob as well as a ceramic sink and drainer.

Off the kitchen there is a spacious dining room, which also has a tiled floor and traditional style wooden ceiling as well as feature exposed stone to some of the walls. The dining room is double aspect and also has a part glazed, double opening exterior access door which leads out to a covered area to the front of the house. There is a wooden staircase within the dining room which leads to the first floor accommodation.

The staircase opens up into a spacious living room to the first floor. The living room has a wooden floor and traditional style wooden ceiling. The living room has a double opening wooden exterior access door, which leads out to a wide, stone terrace at the front of the cottage. This terrace has a set of stone steps leading down to the driveway and garden and provides good views over the countryside.

There are two double bedrooms to the first floor, both of which have wooden floors and ceilings. The bathroom is also located on the first floor and is partially tiled. There is a bath with a separate corner hydro-massage shower, toilet and pedestal sink. Within the bathroom there is also a linen closet. All of the internal doors to the cottage are wooden with wrought iron furniture and are traditional in style for the period of the property.

To the front of the main cottage there is a traditional cobble driveway, which does require some repair work carrying out, with wrought iron gates. There are a number of stone built, single storey animal and storage buildings to one side of this driveway which provide ideal storage for gardening equipment and logs.

Second Cottage: The second cottage, which has it's own title deed and has been registered for habitation purposes, is also set over two floors, but does require renovation work to be carried out. This cottage is also constructed in stone and has a single storey stone extension, which could be incorporated into the overall living space.

The ground floor of the cottage has a large, vehicle entrance door with stone surround as well as a personnel access door to the side. The ground floor is currently one open space and has a wooden staircase leading to the first floor. The first floor accommodation has a wooden floor and wooden beamed roof and wooden framed windows to two aspects. The single storey part of the cottage is accessed independently though an internal door way would be possible. This single storey section of the cottage has a dirt floor and a wooden beamed roof and is currently divided into two rooms. Opposite this single storey section of the cottage there is an open fronted stone storage building.

The property is set on a plot measuring 5,040 square metres which is fertile and has a large amount of olive and fruit trees including orange, lemon, fig and Nespera. There is a large, stone drying circle, which could be used as a large patio area as there are good views across the countryside.

The land is gently sloping and there are terraces though plenty of flat areas and space for a swimming pool if required. There are neighbouring properties around though the property is private. The closest village to the property is situated at Chaos, which is around five minutes drive. Chaos has several cafes, a mini-market, bakers and monthly market.

The larger, historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is around 10 minutes drive from the property. Tomar has a range of restaurants, shops, cafes, bars, banks, pharmacies, builders merchants, schools and sports centres as well as a range of historic monuments.

The town of Ferreira do Zęzere is a short drive from the property (about 15 minutes) and also has a range of shops, cafes, restaurants, school, butchers, bakers, banks and bus station.

The closest airport to the property is situated at Lisbon, which is around one and a half hours' by car. Lisbon airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
