A three bedroom detached house with two bedroom annex for sale close to Tomar in central Portugal. The property, which is in a good state of repair, is ideal for someone looking to earn a modest income renting out the annex. The kitchen, which can be accessed from the living room as well as the centralised hallway, has a tiled floor and partially tiled walls. and a space for a dining table. The kitchen has a good selection of modern style wooden base and eye level units with granite work surfaces. There is an integrated oven and four ring gas hob as well as a double stainless steel sink and drainer. Within the kitchen there is plenty of room for a dining table.

Off the kitchen there is a large walk in pantry, which has a tiled floor and provides access to the property's attic. The kitchen also provides access to a Marquise sun room, which has a staircase leading down to the ground floor accommodation. There are three bedrooms, all of which have wood laminate floors. Two of the bedrooms have built in wooden wardrobes.

There is a family sized bathroom to this floor, which is fully tiled. The bathroom has a baht with shower above, toilet, bidet and vanity basin with storage cupboard beneath. The bathroom is functional though would benefit from updating of the sanitary ware. In addition to the family bathroom there is a shower room, which is fully tiled though does need some finishing work carrying out. This shower room has a shower, toilet and pedestal sink.

The ground floor accommodation can be accessed internally via the staircase off the Marquise sun room or from the rear via the driveway. The ground floor has a large, integral garage, which has an automatic vehicle entrance door. The garage has a concrete floor and part of it has been given over to a laundry area, complete with plumbing for washing machine.

There is a study room off the garage, which has a wood laminate floor and window overlooking the land and countryside. There is also a part tiled bathroom to the ground floor, which also requires some finishing to be functional. In addition to this there is a separate storage room (where the internal staircase is located), which has a tiled floor.

Adjacent and attached to the house there is a single storey annex. The annex has wooden framed windows and doors with traditional style wooden exterior shutters. The annex can be accessed internally via the garage or by it's own exterior access door. The annex has a spacious, open plan living room and kitchen. The living room area has a tiled floor and an open corner fireplace. The kitchen has a selection of built in wooden base and eye level units with marble work surfaces. there are two bedrooms, both of which have tiled floors. The bathroom is partially tiled and has shower, toilet, bidet and pedestal sink.

The property is set on a plot measuring 4,560 square metres and there is a gravel driveway to the side of the house with ample off-road parking for up to six or seven vehicles. There is a private, landscaped courtyard garden complete with exterior dining area and mature shrubs and palms immediately behind the house.

The property's land is situated on a slight incline and does provide good views over the surrounding countryside. The current owners of the property have started hard landscaping adjacent to the annex and garage, though this does require some finishing. There is a further driveway providing access to the the remainder of the land, which is currently uncultivated. There is however further hard standing on the lower driveway for numerous vehicles as well as two animal kennels. The property is connected to mains water though also has two wells for irrigation purposes.

The property is situated on the outskirts of the village of Fungalvaz, which is around 10 minutes west of the historic town of Tomar. Fungalvaz has several mini-markets, cafes, health centre and social club as well as train station.

Tomar, home to the UNESCO listed Convento do Cristo, has a good selection of supermarkets, shops, cafes, restaurants, bars, health centres, hospital, sports centres, banks, pharmacies, historic monuments as well as bus and train station.

The town of Torres Novas is around 10 minutes drive south of the property. Torres Novas is a pleasant and tranquil town with a historic centre and modern shopping mall. The town has all conveniences including supermarkets, shops, restaurants, weekly market, sports and leisure centres, banks, hospital and cafes.

The closest airport to the property is located at Lisbon, which is around one and a quarter hours' drive. Lisbon airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
