A substantial 42 bed hotel with swimming pool and badminton court for sale near Leiria on Portugal's Silver Coast. The hotel is being sold as going concern with bookings already in place for the 2010 season. The hotel, which measures 1,600 square metres of construction, is set over three floors and is set on a plot measuring 3,100 square metres. The hotel is connected to both mains water and electricity and is in a reasonably good condition. The current owners of the hotel have just refurbished the property to ensure it's four star grading at the start of the coming holiday season. Although the current owners have made this investment they do wish to retire. The hotel and is a popular destination for tourists all year round. The hotel, which is 20 years old, is situated in the popular town of Monte Real famous for it's thermal springs. Monte Real is also close to the Silver Coast beach resort of Praia do Vieira. The hotel has 35 rooms, the majority of which are twins, though there are some family rooms. All of the bedrooms are fitted with air conditioning, televisions and are en-suite. All of the bedrooms have marble framed windows with integral roller shutters. Some of the bedrooms also benefit from private verandas overlooking the front of the hotel. Though the hotel is set over three floors all facilities are wheel chair friendly and there is an elevator to the first and second floor accommodation as well as staircases. The hotel is set on a plot measuring 3,100 square metres and there are many patio areas which are paved as well as mature, landscaped gardens with palm trees, shrubs and fruit trees. The hotel has a large, 17 metre by seven metre out door swimming pool within the gardens, which is private. Surrounding the swimming pool there is ample space for sun loungers and sun bathing. There is an exterior badminton court within the gardens, which has a tarmac surface. The hotel has a restaurant capable of seating up to 90 guests in one sitting. The restaurant's kitchen and dining room is fully equipped. The dining room for the restaurant is has a tiled floor and traditional style tiled walls. The dining room open out on to the gardens for summer dining. In addition to the restaurant, the hotel has a banqueting area for 100 people within the garden for large events such as weddings or christenings. Within the hotel complex there is also a coffee shop, which is self contained and could be leased out to an independent business. There are two further commercial outlets within the hotel's complex which could also be leased out to exterior businesses. The hotel has private parking for guests measuring 320 square metres, which is walled for security. The parking area is paved and at the rear of the hotel. Some of the parking bays are shaded. The hotel has a large borehole for irrigating the grounds as well as a water storage tank to ensure the gardens look at their best all year round. The hotel also comes with a self contained three bedroom apartment for the manager or owner of the hotel. The apartment has three double bedrooms, a fully tiled bathroom, kitchen and living room. This apartment has tiled floors throughout and there is a fireplace within the living room. The hotel is situated only 20 metres from the famous thermal springs, which attracts thousands of visitors each year for their therapeutic properties. However the hotel also receives a good amount of overseas visitors due to it's proximity to the popular beaches at Praia do Viera (nine kilometres). The hotel is easy to find and locate and has a prominent position within the town of Monte Real. There are a number of restaurants and cafes within Monte Real as well as the thermal springs. Monte Real also has a selection of shops, banks and a pharmacy. The larger town of Leiria, which has shops, restaurants, cafes, bars, supermarkets, historic centre with medieval castle, is around 16 kilometres by car. The closest airport to the property is situated at Porto, which is around one hour and 40 minutes by car. Porto airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries. |
