The house has a footprint of 84 square meters and is set on two floors and has ample space in the attic.
The house is connected to mains electricity and the water supply is from its own bore hole on the land.
The house, which has been constructed in stone about 65 years ago, briefly consists of:
a ground floor, with two divisions, one of which currently houses the garden tools, the other one is being used as a wine cellar (adega). Each division has an external door and the two are connected by an internal door. There is no dampness in these divisions. There is a third ground floor division to the front of the house, which is used as laundry room and storage.
The first floor is accessed via external stone stairs. The front door opens into a conservatory, being used as a dining room. It gives access to the front to a fully functional kitchen, with a wood burner in place.
On the side opposite the window wall of the conservatory, there is a door to a corridor which runs the length of the house. To the right there are two bedrooms and a study, up front there is a light drenched living room, and to the left of the corridor there is another bedroom, a small corridor to a bathroom, and stairs to the attic.
From the living room there is a door to a large teak wood terrace with enough space for a large table and six chairs, from which there is direct access to the garden to the side and the land to the rear of the house.
The attic has good standing height, a window to two sides, is ample space and is currently used as a bedroom and study.
The windows in the house are single glazed aluminium, except for the dining room –conservatory and the kitchen, which has large new double glazed windows.
The floors are well treated oak wood. The roof is brand new and well insulated.
Water for the house and for irrigation purposes is supplied from the bore hole on the land. There is a water pump in the well to pump the water to the house. There is a large reservoir above the house, from which the irrigation of the land is by gravity.
The house is situated on the corner of its land. There are four large terraces for cultivation to the front of it, where also the bore hole is located. This land borders a creek. To the side of the land there is land also for cultivation, with some large mature fruits trees and a brick build animal hut. There is a large forest area which belongs to the house behind it and up the hill. This forest borders the dirt path, which only takes very little local traffic. The forest has an area of about 18.000 square meters.
There is only one other house in this valley which is inhabited on a day-to-day basis. There is one house to the side of this property, which is used as a holiday home and another house at the edge of the garden, which will eventually also be put on the market to sell and is currently neglected.
In addition to the house and the surrounding land, included in this sale there is also a large ruin of a former olive oil mill, with a footprint of 300 square meters and a large flat plot of land, also bordering the creek, to the front of it. This is located some 200 meters down the dirt path from the house and is in a very private setting. This would make a lovely artists atelier or hideaway.
The property is situated in a valley on the outskirts of the town of Cernache do Bonjardim, which has a variety of cafes, restaurants, shops, mini-markets, schools, health centre, doctors, sports centre and post office. The larger town and council of Sertã is 12 kilometers away. The shores of the Castelo do Bode lake are 10 kms from this property.
The airport of Lisbon is a two and a half hour drive away, and there is an Express bus twice a day to Lisbon. Porto airport is the same distance. The beaches on the Atlantic coast are a bit of an hour drive away.
