A three bedroom semi-detached well-preserved and perfectly habitable stone house located in a little hamlet on the shores of the river Sertã, an affluent of the river Zêzere / Castelo do Bode reservoir.

The house is a structural sound stone build in very good state of repair, with a rather modern bathroom. The house is connected to mains water and electricity and has good solar exposure and good views to the river.

The house has a construction area of 116 square meters and is set over two floors.

The land belonging to the property measures 248 square meters is on the other side of the narrow tarmac lane, and there is the possibility to acquire more land adjacent. It is a very quiet and peaceful little hamlet and there is almost no traffic and this is a purely local lane.

The house briefly comprises:

The ground floor has three large storage rooms, one of which is used as the wine cellar.

There are stone steps leading up to a large veranda with great views to the river which is big enough to have a large table and many chairs for outdoor living. The veranda wraps around the back of the house and leads to a bbq lean-to.

The entrance door opens into a small den, from which there is a door to a recently installed fully tiled bathroom with shower cubicle, pedestal sink, toilet and bidet.

From the den we walk into the dining room with views to the river.

The mostly tiled kitchen with traditional fireplace to one corner is to the left. There is a ladder to the attic in another corner of the kitchen. The attic is used as storage space.

From the dining room there is a door to the living room, which has two doors to a small bedroom each. There is a sitting room accessed directly from the living room, with one door to yet a third small bedroom.

Except for the kitchen, which has a tiled floor, all the other rooms have very well preserved wooden floors. There are cassette ceilings in the rooms. To the river side of the house the windows are aluminum framed with exterior aluminum roller shades, while the windows of the kitchen and of the bedrooms looking out to the back of the house are wood framed with traditional interior wooden shutters.

The land belonging to this property is a very fertile garden on three terraces boasting a good number of fruit trees and well installed vegetable patches.

The property is a two minute walk to the shores of the river Sertã, excellent to go for a swim, go on a boat or a canoe trip, for fishing or just to chill. Three km downstream you enter the Castelo do Bode reservoir and in another five km on the water there is the water sports center Clube Náutico do Zêzere in Trísio.

The property is located six km from the center of the town of Cernache do Bonjardim, which has cafés, bars, shops, supermarket, pharmacy and schools.

The larger town of Sertã is 16 km away.

Sertã has several supermarkets, shops, restaurants, banks, indoor and outdoor pools, a public library, schools, health centers, café bars, parks and municipal buildings and is easy to access off the IC8 dual carriageway.
