The house and the annex are accessed by a metal vehicle gate with pedestal door, which opens into a large patio.

The main house on the left, and accessed via stone steps. From the landing, which follows onto a veranda to the rear of the house, we enter a long light flooded entry room. On the left hand side, the first door opens into a dining room, with access to a rustic kitchen space with a traditional open fireplace and an access hatch to the attic.

The second door leads into a large room, which is prepared to be converted into a spacious living room. Up front we have an unfinished bathroom, and to the at the end to the right there is another room. From here it would be possible to make a door to the veranda to the rear of the house, to enjoy the views.

The ground floor is accessed to the rear of the house. Here we have a well-organized workshop with the main electric control system of the house, a room which used to be the wine cellar, and four storage rooms and a bathroom. All of these rooms are completely dry and have cemented floors.

Coming into the patio from the entrance gate, the annex is on the right side. It consists of four divisions:

Between the house and the annex there is a completely private patio space, perfect for chilling in the shade of the old grape vines covering it in the summer.

There is a versatile plot of land to the rear of the buildings, measuring 4.550 m². Here we have a good number of mature trees: orange and some fruit trees and olive trees and cork oaks. The plot is set over a couple of wide terraces and on a slight slope, and borders a tarmac lane at the end. It has vehicle access and is easy to maintain, great to use a tractor. For irrigation purposes we have a large well, and on the upper part of the land there is a pump house.

On the opposite side of the road there is a walled basically flat plot of land measuring 1.950 m², with a huge ancient cork oak and some smaller ones. At one end of this plot we have a workshop set on one floor with a foot print of 177,6 m². In it, we find an old diesel powered electric generator, a true rarity. The plot has vehicle access leading to the large doors of the workshop.

The property is situated on a road with little traffic, only 1,5 km from the center of the hamlet Graça, where we have two cafés which also serve lunch meals, a church, a health extension, a senior day care center, and an ATM.

The crystalline waters of the Bouça lake are only 7,7 km away from the property. This lake offers plenty of places to go fishing, put your kayak in the water, or just go for a refreshing swim.

The town Figueiró dos Vinhos is 9 km, and Pedrógão Grande is 11 km away. Both these towns have all amenities for day-to-day life.
