If you are looking to
purchase a ruin or a restoration property here in
central Portugal it is important to remember before
buying, rules governing renovation, restoration and
reconstruction although similar to your country of
origin can be quite different and you should just assume
you will be allowed to follow a specific course of
action without employing professional help and
assistance.
When looking at older, more
dilapidated properties never assume utility companies
(water and electric - gas in all areas apart from Lisbon
is bottled) will
just form a new connection to a property or even 're-connect'
a supply as this is not always the case.
In Portugal if a property
is deemed uninhabitable, then in most cases it will
not be permitted to have a mains electricity supply
until the property conforms to current European
habitable standards.
And for properties without
a mains electricity supply this can mean having to apply
for planning permission to ensure the work carried out
on an older building conforms to current legalisation
and regulations. If you are looking at these kind of
properties to convert into your dream property quickly
and relatively cheaply then please note planning
applications can take up to a year to be passed and can
cost thousands of euros in professional and legal fees.
Some agents and advertisers
in Portugal have and continue to make encouraging assurances, prior to
a property purchase, a new connection to mains water and
electricity in more dilapidated properties which have
never previously had a connection, is easy.
