Property Description

Two cottages requiring modernisation and renovation work for sale in the small village of Sabacheira in central Portugal. The cottages which are situated adjacent to each other are semi-detached. Although the cottages do have separate title deeds they are being sold together.

One of the cottages is slightly younger than the other and has been connected to mains water and electricity. This cottage is in a basic habitable condition but would benefit from some modernisation work. The property briefly comprises:

Cottage One: The older of the two cottage is set over one floor and has stone window and doors surrounds. The cottage is semi-detached and there are several stone steps leading to the main entrance door, which is traditional in style with double opening metal doors.

The main entrance leads into a spacious hallway with a wooden floor and ceiling. Off this hallway there are two bedrooms, both of which have wooden floors and ceilings, though this wood would probably need to be replaced. The living room is also accessed off the hallway and has a wooden floor and ceiling. The kitchen is rustic in design and has a large, traditional fireplace to one corner. The cottage has an attic, though this has only been used for storage purposes in the past but there is a possibility to convert it into extra living accommodation.

The cottage also has a large storage room, adjacent, which is accessed via an exterior metal door. This storage room has a concrete floor and a corrugated roof. It could be possible to incorporate this storage room into the main body of the cottage with a little work.

The garage is attached to the storage room and also has a corrugated roof. The garage has been constructed at a later date than the cottage and has block walls, large enough to accommodate one vehicle while still allowing plenty of space for storage.

Cottage Two: The second cottage is slightly younger than the first and is situated opposite. This cottage is also semi-detached, but is set over two floors. This cottage is connected to mains electricity and water and has a small yard to the front.  The main entrance to the cottage leads into the living room, which has a tiled floor. Off the living room there is a bathroom, which is partially tiled. This bathroom has a toilet, pedestal sink and shower.

Through an archway from the living room is the kitchen, which has a stainless steel sink and drainer fitted and plumbing for a hot water heater, though this and cupboards are not fitted. The kitchen has a tiled floor and an exterior access door which leads to the front of the cottage. There is a second bathroom, which is fully tiled, accessed off the kitchen, This bathroom also has a shower, toilet and pedestal sink as well as a bidet. The bedroom is accessed off the kitchen and also has a tiled floor.

The cottage also has a second floor, which is accessed presently via an exterior concrete staircase. The second floor has a concrete floor and a eucalyptus beamed roof and has been divided into two rooms. There are windows to three of the facades and it would be possible to convert these rooms into additional bedrooms quite easily.

Both cottages are situated within the village and there are neighbouring properties around. Neither cottage has any exterior space, though their is an option to purchase land, measuring approximately 500 square metres, adjacent at an extra cost from the present owner. Both cottages do require renovation and modernisation work of varying levels, but could be converted into a cosy holiday home and a guest cottage.

The cottages are situated near the village of Sabacheira, which has several cafes. The hamlet in which the cottages are situated are serviced by several 'mobile' shops which visit regularly ensuring inhabitants are well stocked with bread, fruit and vegetables, fish and meat.

The village of Vale dos Ovos, which has several cafes, mini-market and main-line train station, is around five minutes drive from the property. The larger town of Tomar, which is around 20 minutes drive from the property, has a selection of supermarkets, shops, cafes, restaurants, builders merchants, wood yards, schools, pharmacies, hospital, historic monuments and banks.

The closest airport to the property is situated at Lisbon, which is around one and a half hours by car. However it is possible to reach Lisbon via the train station situated at the nearby village of Vale dos Ovos for less then 16€.
