A four star, lake fronted hotel with stunning country and lake views for sale close to Cernache do Bonjardim in Central Portugal.

 

The hotel, which is set in 12,000 square metres of pine forests, overlooks Castelo do Bode lake, Portugal's second largest reservoir. The 17 bedroom hotel, situated close to the popular town of Cernache do Bonjardim in Central Portugal, is being sold as a going concern.

 

The hotel complex measures 2,800 square metres of construction and has gardens and land measuring 12,000 square metres.

 

The hotel has stunning views over Castelo do Bode lake as well as direct access to the water. The hotel has a range of facilities to keep guests entertained and is only a short drive to a variety of popular towns and monuments.

 

The hotel, which is set over three floors, briefly comprises:

 

Entrance and Office:

The main entrance to the hotel has a spacious reception area with a tiled floor and traditional style wooden ceiling. The reception desk leads into a private office suite used for central bookings and management personnel of the hotel. There is also a bedroom and living room off the reception for the night porter along with a fully tiled bathroom, though these could easily be converted into an additional offices if required.

 

There is a split level, double aspect lounge area off the entrance reception, accessed via a tiled staircase with wrought iron handrails. The lounge area is spacious and fully furnished with sofas and comfortable chairs as well as low tables. The lounge area has a tiled floor and traditional style wooden ceiling and central stone fireplace as well as good views over the lake.

 

There is a second lounge/entertainment area located on the lower ground floor, which is used for larger functions. This entertainment room has a tiled floor and has a seating capacity of 120. This room also has an exterior access door, which is part glazed and opens out into the garden area.

 

Restaurant:

The restaurant is situated on the ground floor of the hotel and has good views over the lake. The floor is tiled and there is a decorative wooden ceiling with atmospheric down lighters. The restaurant has a seating capacity of 70 with an additional 30 dining seats on a terrace overlooking the lake.

 

The kitchen is located adjacent to the restaurant and is accessed via 'wooden swing doors'. The kitchen is fully fitted with stainless steel industrial appliances and is fully tiled. The kitchen is also equipped with all safety equipment to meet regulations. Off the kitchen there is a large pantry, which is also fully tiled.

 

Bar:

The bar is situated on the lower ground floor and has a tiled floor and is also split level. There is a drinks balcony with seating areas and is also fitted with a pool/snooker table.

 

Guest Accommodation:

The guest accommodation is accessed off the main reception area. There are a series of internal hallways, all of which are carpeted. The hotel has 17 letting bedrooms. There are 14 double bedrooms and three suites. all of which are fully furnished.

 

All of the rooms have private balconies, which overlook the lake as well as  satellite television and telephone points as well as air conditioning. Some of the bedrooms have built in wooden wardrobes with vanity units.

 

Each of the bedrooms have en-suite bathrooms which have baths with shower fitments above are en-suite, toilets, vanity basins and bidets. Each of the en-suite bathrooms are fully tiled in marble. The bedrooms are functional and clean, though would benefit from some updating to the decor and soft furnishings. Access to the bedrooms is either by the staircases or the elevator.

 

Staff/Owner Accommodation:

The hotel also has two self contained apartments to accommodate both staff and owners. The first apartment is situated within the hotel itself and has and entrance hallway, two bedrooms, a living room with a central stone fireplace.

The living room is double aspect and has a set of patio doors which lead out to a balcony. There is a kitchen diner with built in base and eye level wooden units. The bedrooms are accessed via a wooden spiral staircase off the hallway. The bathroom is fully tiled and has a shower, toilet, bidet and pedestal sink.

 

The second apartment is detached from the hotel and is set over two floors. This second apartment is also fully double glazed and comprises four bedrooms, two bathrooms and a living room.

 

Laundry/Storage Rooms:

The laundry is situated on the lower ground floor and there are also a variety of storage rooms. There are further storage rooms within the attic of the hotel, which are accessed via a staircase.

 

Swimming Pool:

The hotel has a large swimming pool area, which is situated adjacent to the lake. The pool area is completely paved and there is a generous amount of space for loungers and tables and chairs.

 

Tennis Court:

The hotel complex has it's own tennis court, which is standard size. The surface is tarmac and players get get good views over the lake during a game.

 

Cycle Route:

Within the hotel's grounds there is a one kilometre cycle route, which has been established, taking in some of the scenery.

 

Jetty/Mooring:

The hotel also has a wooden jetty area to the front, where guests can moor their boats or go for a drive on the lake the nearby village of Dornes.

 

Gardens/grounds:

The hotel has ample hard standing parking at the rear and is easily accessible. The are also shaded parking bays as well as a garage, which can accommodate up to three vehicles. The hotel has land measuring 12,000 square metres which is planted with a mixture of grapevines, mature palms, shrubs, fruit trees, pine and eucalyptus. There are many cobbled paths through the gardens with plenty of shaded areas to soak up the tranquil surroundings.

 

The hotel is situated in a rural location with stunning views over Castelo do Bode lake. The hotel and complex have direct access to the lake's shores and it is possible to swim, sail, fish and canoe within the lake. Although the hotel is situated within a rural location it is only around four kilometres from the central Portugal town of Cernache do Bonjardim.

 

Cernache do Bonjardim is a market town which does have a historic centre. There are supermarkets, shops, cafes, restaurants, banks, pharmacies, health centre, schools, bars and sports centre. The area surrounding the hotel is rolling hills and there are many opportunities for outward bound activities including cycling, walking, hiking, motor-cross, orienteering and sailing.

 

The larger town of Serta is only around nine kilometres from the hotel. The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is around 40 kilometres drive. Tomar is a popular location with visitors from all over the world wishing to walk in the footsteps of the Knight Templars who constructed the impressive 12th century castle and convent.

 

The hotel is easy to locate and has good road links to both Coimbra closest airport to the property is situated at Lisbon, which is around 170 kilometres by car. Porto airport is slightly further being around 190 kilometres. Both Lisbon and Porto airports are serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
