The house is set over two floors and is in a good decorative order. The property has stunning views over Castelo do Bode lake, Portugal's second largest reservoir. The property has frontage to the lake and has a cobbled slipway to the lake allowing easy launching of boats into the lake.

Though the house was constructed approximately 10 years ago, it has many traditional features including an intricate roof design and decorative wooden ceilings.

Ground Floor:

The main entrance door is located to the front of the villa and enters directly into a spacious kitchen. The kitchen is fully fitted with a selection of base and eye level wooden units with a granite work surface. The oven, hob and fridge freezer are integrated. Off the kitchen there is a large pantry, which has shelves and a window. The kitchen has a dining area within it and is large enough to accommodate a dining table for up to eight people.

There is a hallway off the kitchen, which has a tiled floor and a wood faced staircase which leads to the first floor.  A triple aspect living room is accessed off the hallway through a stone archway.

The living room has a decorative ceramic tiled floor and traditional style Portuguese wooden ceiling. There is a pan tile fireplace to one end of the living room and three sets of patio doors, which lead out to a spacious covered terrace, which is currently being used for dining al fresco.

To the rear of the house there is a large bar and entertaining room, complete with a wood and stone serving balcony. The bar has partially, decorative tiled walls and a tiled floor.

Off this bar there is a bathroom, which is fully tiled, as well as a washroom with a marble topped vanity unit. Off the bar area there is also a fully working sauna. There is an office to the ground floor, however it is currently being used as a fourth bedroom by the present owner.

First Floor:

There is a spacious landing area to the first floor, which has a tiled floor. There is a master bedroom, which has a hardwood floor, built in wooden wardrobes and a set of patio doors which lead out to a covered veranda which has good views over Castelo do Bode lake. This master bedroom has an en-suite bathroom, which is fully tiled and has a bath with a shower above.

There are two further double bedrooms, both with hard wood floors and patio doors which lead out to a covered veranda with lake views. There is a family sized bathroom to this floor, which is fully tiled and has a bath with shower above.

The house has a ten metre by four metre tiled swimming pool with a stone paved patio area around. The gardens are completely walled and are landscaped with cobbled paths, lawns, mature shrubs and palm trees. There is a cobbled driveway which leads directly to the lake, where there is a jetty for mooring boats.

The jetty is large enough to accommodate mooring up to four boats of a reasonable size. The jetty is constructed in wood and has a sun shade as well as a changing room or storage room for boat equipment.

In addition to this there is a garage/storage room at the top of the slipway which is used by the current owner for housing and storing boats, garden equipment or furniture.

The house is situated on a spit of land jutting out into Castelo do Bode lake and although there are several neighbouring properties, each retains complete privacy.

The house is located in the small hamlet of Vila Nova, which is approximately ten minutes drive from the town of Serra. Serra has a pharmacy, butchers, cafes, bars, mini-market, post office, school petrol station and bank machine.

The historic town of Tomar, which is famous for the UNESCO listed Convento do Cristo built by the Knight Templars in the 12th Century, is approximately 20 minutes drive from the villa. Tomar has several supermarkets, health centres, restaurants, shops, cafes, a library, bowling alley, cinema and bus and train stations.

The villa is easy to locate and has good access links to both Lisbon and Coimbra. The closest airport is located at Lisbon, which is approximately one and a half hours' drive. Lisbon airport is serviced by several low-cost airlines, which fly to and from the United Kingdom.
