This property is located in a hilly region of exceptional beauty in the center of Portugal. There are river beaches and cascades, and plenty of hiking trails around, making this a fine destination for nature lovers and active tourists.
The main house is a renovation and extension of an old stone house, work was accomplished in 2008. It is set on two floors and has a footprint of 75 square meters. The house is sold fully furnished.
The main entrance door leads directly into a comfortable living room. There is a fire place with a wood burner with forced air ventilation. From the living room we have a corridor from which there is a door to a bathroom with toilet, bidet, pedestal sink and shower cabin. The corridor then leads on into the kitchen. The windows in the house are aluminum framed double glazed with external shutters. The floors are tiled and the walls of downstairs corridor and the living room are partially tiled with a traditional Portuguese pattern.
There is a little bit of land to the side of the house, with a metal vehicle gate, for crowing vegetable, and there is a another plot between the house and the little river.
Right next to this main house we have an old stone house fit for renovation. This house has a total construction area of 183 square meters and is also set on two floors
The ground floor was used as shelter for animals and as storage and a wine cellar. To the rear of this house there is a small patio which would lend itself nicely as a secret garden. There is an access to the land on the banks of the river from here.
The upper floor of this house is accessed directly from the tarmac lane. Upon entering, we are in a den, with a door to the left to the old kitchen with large fire place. Up front, we have a corridor with a door at the end to the rear terrace, from which there is access to the river plot. From this terrace, there is also a door to a simple bathroom.
Back inside the house. To the right of the entrance den, there is a living room. From here the two small bedrooms are accessed. And there is a door to the exterior, to a small terrace with steps down to the tarmac lane. This door can also be used as the main entrance door to the house.
This second house is in need of total renovation and would make a great guesthouse.
There is an option also to acquire a plot of land used as vegetable garden just opposite these two houses.
The property is located in the area of Figueiró dos Vinhos, which is 10 km away, a 17 minute drive.
The little river running at the bottom of the plot behind these houses runs water all year round and is very clean.
Figueiró dos Vinhos is an attractive little town where you will find all amenities, including a public health center, private clinic, a public library with free internet access, an indoor public swimming pool, weekly market, many cafés and a few restaurants, mini-markets and super markets, service stations, workshops and garages. There are several lovely little river beaches within a few minutes´ drive away.
The panoramic xisto village of Fragas de São Simão is 6 km or a 1/2 hour walking tour from the property. By car it´s 5,5 km or a 10 minute drive.
Fragas de São Simão, a beautiful spot on the river with a waterfall is 4 km by car.
The town Avelar is 6,8 km and the larger town Ansião is a 15 minute drive away.
The regional capital and Portugal’s third city, the picturesque medieval university city of Coimbra, home of one of Europe’s leading university hospitals, is about an hour drive away. World Heritage Town of Tomar is about 45 minutes. The beaches on the Atlantic are easily reached by the dual carriageway IC8.
The closest airport to the property is situated at Porto, which is around two hours and ten minutes´ drive. Porto airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
There is also a direct express bus from Figueiró dos Vinhos to Lisbon.
