The quinta has just under 12000m2. About 4000m2 is terraced land with old traditional stone walls. Another 3000m2 are olive trees which deliver a nice amount of best olive oil every year. There are various fruit trees such as figs, the portuguese Nespera, apples, peaches, oranges, cherries and plumbs. You can also find eatable chestnuts and strawberry plants. The house is surrounded by wonderful oak trees. About 4000m2 is pine and eucalyptus wood, which offers burning wood for the winter.
Water supply: 2009 a bore hole was made for the general water supply. The new tank on top position of the land, enables easy watering of the land without spending much power (if you wish to connect mains water, it is an easy procedure to apply and is very cheap). The land also has a 16 meter long beautiful water mine and an old well which both can be used for watering.
The main house has been restored from a ruin between 2009 and now. There is still some small works left to do. From the approved project of 243 m2 of construction 120 m2 have been completed, and currently incorporate, kitchen, stylish tiled bathroom, bedroom, lounge and dining area as well as 35 m² area which can be used independently and could possibly be used as separate living quarters. Further you have a basement with 30 m², which is suitable to store vegetable etc. Nicely built into the slope of the land, there is a new built building with 55m2 and another 50 m² covered by a roof for storage. The building is now used as a stable but the structure is made for the first floor of a house and can easily be made as an apartment as per the completed project never submitted. On top is the 80m2 terrace which is completely covered with a roof. This roof structure was planned to be closed with glass to have a huge winter garden (approximate cost 6.000€). The quinta has a carport.
Heating system. The house has a central wood burner with currently 2 and max. 4 possible air tubes which heat the house easily. The kitchen has an additional wood cooking oven.
The quinta is currently used with horses. A suitable place for a riding place is available. The structure for a 80m2 green house is also already here.
Olive trees: They provide a year about 50 litre of first quality olive oil.
About the Area
The quinta is set in a scenery of natural forest an absolutely stunning location. It is completely in nature without any neighbours (no building allowed), it’s at reasonable driving distance from historical Roman settlements and places of natural beauty such as natural river pools. This property is also bordered by numerous natural hiking tracks with great scenery spots provided by the mountain top and forest land in Central Portugal.
Where this property is absolutely unique is the fact you have access to the motorway A13 in 2 minutes, making it possible to live in the absolute nature and in 1 hour and 30 minutes you are at the airport of Lisbon. The village of Cabacos that offers all amenities you need for day to day life, is only 10 minutes by foot. There you have the infrastructure to travel and also a bus going very fast to Lisbon. The coast with its beautiful beaches like Nazare or Sao Pedro de Moel can be reached in an hour drive. The quinta lies on a small slope and from the 80m2 terrace you can see over 7 hills, nearly to the coast.
The Quinta is approximately 10 minutes by car from the town of Alvaiazere which offers a range of services and amenities such as, restaurants, cafés, market, banks, medical centre, post office, pharmacy, Police station, Registry office, Tax office, Court room, Indoor and Outdoor swimming pools, full size football pitch, athletics running track and more.
The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, founded by the Templar’s crusaders is only 20 to 25 minutes drive from the property.
All major European high street shopping is also available in the city of Coimbra the 3rd biggest city in Portugal which is only 40 to 45 minutes drive on the A13 motorway.
There are also very good access roads to the IC8 dual carriageway, which leads to the coastal towns of Figueira da Foz and can be reached by car in approximately 1hour 10 min.
The closest airport to the property is situated at Lisbon, which is approximately one and half by car.
