This riverside property has nice curb appeal and is easily accessed from the village road. The house is kept nice and private as it is completely fenced and walled to the front with a gated entrance.
There is also a large garage near the house. The house is set over three floors.
On the ground floor, we have an open plan kitchen and dining/living room with a door both to the front and to the rear of the house. The kitchen is fully equipped. Off a corridor we have two bedrooms, each with a door to the front of the house, and a bathroom with toilet, pedestal sink and walk in shower. At the end of the corridor, we have a door to the machine room, which houses the heat pump for the central heating system and a washing machine. There is a door to the rear of the house. There is a large covered terrace to the rear with a bbq area encased by decorative flowers and shrubs and with good views to the land and to the river. This self-contained ground floor has been used as a bed and breakfast.
There are three ways to access the second floor: either by stone steps from the rear terrace or stone steps to the side, entering the kitchen, or by an internal wooden staircase from the downstairs living room area. Using the internal stairs, we enter an l-shaped living room with a ventilated log burner to one side. The living room has a western-style aluminum door to the steps to the rear terrace. There is a large bathroom with jacuzzi, toilet, hand wash basin with storage cupboard underneath, another storage cupboard under the window sill. Up front we have the light flooded dining room with large windows to the rear and to the side of the house. A wooden door opens to a small landing, where steps lead down to the ground on either side. From the kitchen there is both an arch and an access to the fully equipped kitchen with a good number of floor and wall cupboards and a granite work surface.
At the side of the kitchen, we have wooden stairs leading up to a large landing on the third floor, which is the newly built, well insulated attic space. To the right, a door opens to the very spacious bedroom with a large window offering wonderful views to the river and the surrounding green landscape.
There are air-con units throughout the house, and there are also radiators in the rooms supplied by water heated by a heat pump.
Located near to the house, we have a large garage and a fenced off space for safely keeping dogs.
The large plot of land is located to the rear of the house and consists of three large, flat terraces, safely supported by recently constructed cement retaining walls and some original stone retaining walls. On the lowest terrace, there are around 500 orange trees, supplied by an automatic irrigation system which is fed by an electric pump which is powered by solar panels and pumps water from the river. The pump is installed in a secure building on the shore of the river.
The property also boasts a large number of mature olive trees and cork oaks, and a number of fruit trees such as persimmon, cherries, plumbs and figs, also lindens and sweet chestnuts.
The owners had a project approved by the local Câmara for the construction of two bungalows on the land, which has now expired but can easily be re-applied for approval. These could be used as guest accommodation to generate an extra income.
The property borders the Castelo do Bode lake, and it´s practically across the road from a café/restaurant with guest house and service station. Also a local bus stop is within walking distance.
